Lower ground floor
The lower ground floor contains an open plan kitchen and dining area, utility room, and small sunken garden to the front of the property with access to the front garden and street. The floor is tiled with French "stone" affect tiles and decorated with a deep green paint finish. Lighting is via low voltage ceiling lights.

The kitchen is well appointed with a large five ring gas hob, electric double oven, microwave, double wide refrigerator with ice dispenser, ample storage cupboards, centre "prep area" island and large butler's "Belfast" sink. The centre island has a timber chopping board whilst the wall mounted floor storage is topped with granite work surfaces with primary coloured mixed tile splash backs.

The dining area has a large antique French country dining table (which remains) and chairs to seat up to ten people. There is also a traditional "Ben Franklin" gas fired stove for extra ambiance and heating. A large TV is located in one corner. A sash window overlooks the front garden.
